BUILDING TECHNOLOGY 4
SPECIFICATIONS WRITING AND QUANTITY SURVEYING
Course Description:
This course aims to develop the students’ skills in demonstrating
practical knowledge on the essentials of specifications writing and the
importance of specification in written form as a non-graphical tool that
compliments working drawings and to learn the different methods and
techniques in estimating different quantities of materials ,equipment
and labor resulting in a more accurate data as a basis for sound project
programming , scheduling and control.
COURSE OUTCOMES:
Ability to apply relevant laws, codes, charters and standards of architecture
CO1 and the built environment in architectural and in the preparation of contract
documents
Ability to translate Architectural Drawings to specific Building Technologies and
CO2
Utilities Systems
CO3
Ability to prepare sets of contract documents as required by government
agencies
CO4
Ability to recognize various building materials and its application for the
preparation of building specifications
CO5
Apply principles of Specialized and Allied Disciplines in Architectural
Design
COURSE OUTCOMES:
CO1 To apply relevant laws in preparation of contract documents
CO2 To translate Architectural drawings to technologies & systems
CO3 To prepare sets of contract documents
CO4
To recognize various building materials for the preparation of
building specifications
CO5 Application of principles of allied fields

WEEK 1
Lecture
• Orientation to School Policies
• Review of building technology 3 as a prerequisite of BT4
• Introduction of estimates in building construction
• Familiarize students in different types of estimates and specifications
• Major types of specifications and their particular use to supplement drawings
TYPES OF CONSTRUCTION ESTIMATES
• PRELIMINARY COST ESTIMATION
• DETAILED ESTIMATE
• QUANTITY COST ESTIMATE
• BID COST ESTIMATE
• CONTROL COST ESTIMATE
TYPES OF CONSTRUCTION ESTIMATES
• PRELIMINARY COST ESTIMATION
• DETAILED ESTIMATE
Abstract cost estimate, approximate
• QUANTITY COST ESTIMATE cost.
• BID COST ESTIMATE Used in the early phases of a project
• CONTROL COST ESTIMATE
Note: This is just for quick estimation. This greatly varies per location and may not be applicable to all.
TYPES OF CONSTRUCTION ESTIMATES
• PRELIMINARY COST ESTIMATION
• DETAILED ESTIMATE
A detailed estimate involves breaking
• QUANTITY COST ESTIMATE down the project scope into smaller
unit prices that can be priced
• BID COST ESTIMATE individually.
• CONTROL COST ESTIMATE
TYPES OF CONSTRUCTION ESTIMATES
• PRELIMINARY COST ESTIMATION
Based on the actual number of units
• DETAILED ESTIMATE or amount of work that needs to be
provided.
• QUANTITY COST ESTIMATE
A quantity estimate is based on the
• BID COST ESTIMATE count or measure of the amount of
work and materials needed to
• CONTROL COST ESTIMATE complete the project
TYPES OF CONSTRUCTION ESTIMATES
• PRELIMINARY COST ESTIMATION Roofing is determined by the square
area
• DETAILED ESTIMATE
Plumbing by the fixture count
• QUANTITY COST ESTIMATE
Electrical by the opening
• BID COST ESTIMATE
Fire Protection by the number of
• CONTROL COST ESTIMATE sprinkler heads
TYPES OF CONSTRUCTION ESTIMATES
• PRELIMINARY COST ESTIMATION
• DETAILED ESTIMATE
Cost estimate that is submitted to a
• QUANTITY COST ESTIMATE potential client in hopes of winning
the job
• BID COST ESTIMATE
• CONTROL COST ESTIMATE
TYPES OF CONSTRUCTION ESTIMATES
• PRELIMINARY COST ESTIMATION Used for monitoring the project during
construction.
• DETAILED ESTIMATE
With 3 separate estimates:
• QUANTITY COST ESTIMATE 1. the budget estimate for financing,
2. the budgeted cost after
• BID COST ESTIMATE contracting but prior to
construction, and
• CONTROL COST ESTIMATE 3. the estimated cost to complete
during the project
