This DEED OF ABSOLUTE SALE, made and executed on this ________day of


_________________202_ in Cagayan de Oro City, by and between:

SPOUSES MARILOU C. DUBRIA AND RONESTO J. DUBRIA, Both Filipino, of


Legal ages, and with residence and postal address at Purok #13 Baloy, Tablon,
Cagayan De Oro City, hereinafter referred to as the VENDOR

- In favor of –

MARIDETH M. SHAAT, of legal age, Married, Filipino and with residence and
postal address at Pagadian City, Philippines, hereinafter referred to as the
VENDEE.
WITNESSETH

WHEREAS, the subject property is a lot with improvements situated at LOT 83


BLOCK 16 Lessandra Heights Subd., Gran Europa, Lumbia Cagayan de Oro City,
covered by TCT NO.137-2019007046 issued by the Registry of Deeps of Cagayan
de Oro City, particulary described as follows:

Transfer Certificate of Title No. 137-2019007046

WHEREAS, the VENDOR has offered to buy from the VENDEE the said parcel of land
and the VENDOR has accepted the offer of the VENDEE subject to and under the terms
hereafter set forth;
NOW, THEREFORE, for and in the consideration of the foregoing premises
and the sum of Five Hundred Thousand pesos _ ( P 500,000.00 ) Philippine
Currency, which the VENDOR hereby acknowledges to receive to his entire
satisfaction from the VENDEE.

The VENDOR represent and warrant that the property, subject matter of
this agreement is free and clear of any liens, encumbrances of any claim,
monetary of otherwise, from any person or entity, and that all Subdivision Home
Association dues are paid as the date of execution of the DEED.

The appropriate Documentary Stamps, Transfer Fee and all other expenses
for the issuance of a new Title shall be for the account of the VENDEE.
