Project Risks
● Financial Risks: Variations in the market and economic conditions may
affect labor and material costs and availability, which could result in budget
overruns. In addition to it, changes to the Canada Greener Homes Loan
program’s availability or criteria could impact the program’s financial
viability.
● Regulatory and Compliance Risks: Project designs might require
modifications in response to changing sustainability criteria or environmental
restrictions, which could impact certification compliance and building
practices. The timeline and cost of the project may be affected if the eco-
district development is delayed or if the required permissions are not
secured.
● Technological and Implementation Risks: Implementing innovative green
building technologies could present unanticipated challenges that cause
delays or elevated prices. On the other hand, green building approaches
may face criticism or a lack of community acceptance, making stakeholder's
involvement and project implementation challenging.

Project Inclusions

● Renewable Energy sources (solar panels) - Using solar panels to generate

power from the sun, providing clean and sustainable energy for the
community.
● Green building guidelines and procedures - Following eco-friendly rules and
methods in constructing buildings, ensuring they are environmentally
responsible and energy-efficient.
● Environmentally friendly infrastructure - Creating public spaces and
structures with materials and designs that have minimal impact on the
environment.
● Canada Greener Homes Loans program participation - Joining a program
that supports eco-friendly home initiatives by offering financial incentives
and support for sustainable upgrades.
● Environmental impact assessments - Evaluating and understanding the
effects the project might have on the environment, ensuring responsible and
informed decision-making.
● Schemes for growth and community involvement - Developing plans that
encourage community development and active participation, fostering a
collaborative and thriving neighborhood.

Project Exclusions

● Construction of non-residential structures - Building structures that are not

meant for living, like offices or shops, within the eco-district would be out of
scope.
● Commercial developments outside the designated eco-district - Creating
businesses or stores in areas that are not part of the planned
environmentally-friendly community.

Project Assumptions

● Access to Canada Greener Homes Loan Program - Making sure we can

use the special loan program in Canada that helps the customer pay.
● Engagement and interest of the community - Getting everyone in our
neighborhood excited and involved in our project to make our community
more sustainable and green.
● Accessibility to construction and maintenance technologies - Making sure
we can easily get and use the tools and technology needed to build and
take care of our eco-friendly buildings.

Project Constraints

● Regulation adherence to relevant building standards and compliance -

Making sure that the construction follows the rules and guidelines set for
building safety and sustainability.
● Budget Constraint - Limiting the amount of money available for the project to
ensure it stays within the planned financial boundaries.
