Providing Architectural and Engineering Consultancy Services for “Construction & Development of

a) Infrastructure and b) Hostel & VIP Guest House at MGIRI, Maganwadi, Wardha - 442001

SPECIAL CONDITIONS OF CONTRACT (SCC)

The following clause (s) of Special Conditions of Contract (SCC) shall be applicable for this
contract:

1. The Consultant should submit the design, drawing and estimate within 21 days from the
date of LOA along with concept design, master planning, topographical survey,
geotechnical survey incl. soil investigation, detailed drawings (plans, elevations,
sections etc.) and 3D walkthrough. The Consultant shall prepare the Master Plan of the
Campus indicating proposed Construction Sites and incorporating the earlier
constructions. The consultant should prepare & submit the complete tender document
for the contractor within 15 days from the approval of drawings from the client/ NBCC.

2. Section 3 of GCC clause no. 4.0 Mode of Payment, i) Milestone payment schedule
for various activities shall be replaced as under:

1 Preparation of Conceptual Project Report including Site 10% 10%

drawings of all buildings, Preliminary Estimate, giving
Presentations on the schemes to NBCC/client and
incorporating modifications, if any, Obtaining its
approval from NBCC/client.
2 Preparation of required drawings and approval from all 5% 15%
local/ Statutory authorities, Preparation of Models/
Perspective views/ walkthrough etc.
3 Preparation and Submission of all architectural 15% 30%
drawings including Design basis report, finishing
schedules, details of all services including MEP, IT,
HVAC, Fire Fighting, Landscaping, Security etc.
indicating complete scope, obtaining its approval from
NBCC/client, if required. Submission of take-off
sheets, complete Tender Documents including BoQ,
Technical Specifications, List of recommended makes,
Drawings, Analysis of rates, Detailed Estimate.
4 Proof checking of structural design, internal and external 10% 40%
utility services
5 During the execution of work (on pro-rata basis) 45% 85%
Commensurate with the value of the work executed
6 Balance after successful commissioning of the 15% 100%
building/project and getting completion certificate from
authorities

Note: It is clearly agreed and understood by the Consultant that notwithstanding anything to the
contrary that may be stated in the agreement between NBCC and the consultant; the
consultant shall become entitled to payment only after NBCC has received the
corresponding payment(s) from the client. Any delay in the release of payment by the client
to NBCC leading to a delay in the release the corresponding payment by NBCC to the
consultant shall not entitle the consultant to any compensation/ interest from NBCC.
