construction rate per Square feet and if in case you prefer to upgrade or downgrade any of the cited
materials. We will provide you with a revised quote after the final materials are chosen by you and
before the construction work begins. We believe you should get into your home on budget and on
time and we will not surprise you with any hidden charges.

All features and specifications have been decided with a no-compromise attitude, after giving a
careful thought to housing and lifestyle necessities, strength, durability and future maintenance
cost. Our full work contract rate per square feet would get fixed between this range of Rs.1099/sq.
ft. to Rs.1849/sq. ft. depending on your location, Plinth Area, Elevation Designs & Roofing Pattern
you choose to construct your home. Whatever may be the rate all the below given specifications
would remain the same and therefore the full & final rate per square feet can only be confirmed
after you finalize the floor plan and the elevation of your proposed home.

2 Additional cost will be charged for Facade / Elevation decoration.
3 The above quoted rates are all inclusive rates for Materials, Conveyance, Loading and
Unloading of materials at site, labour charges and work supervision charges, which finally
means, absolutely there is no hidden charges.
4 In case any modifications are required in the given specification, the same shall reflect on
the quoted rates, as per the client's needs & requirements, rates may go bit higher or lower
depending on the changes opted.
5 Terms of payments can be discussed on mutual concern, as per the convenience of the client
& the company when it comes to money, we absolutely have no hard & fast rules.
6 Additional work besides mentioned in the map or contract letter will be done at actual cost
+5% contractor profit.
7 It is owner’s responsibility to provide electric connection and water connection / Boring for
construction.
8 Additional GST will be charged as per norms.

Terms & Conditions
We advise you to read the instructions manual carefully before you get in touch with
Starfuture Construction to avoid any inconvenience.
General Information
1) We will repair/ replace, free of charge, defects in workmanship for work performed under
this contract. Warranty is for labour only and does not apply to regular wear and tear, “Acts
of God” or a client's change of mind once the approval for the agreement is given. Neither
contract nor guarantee/ warranty are transferable.
2) We will take the responsibilities only for products installed by us and doesn't have any
responsibilities in any product purchased by the customer side.
3) Our warranty is responsible for only Genuine Products (®).
4) Our warranty repairs will not extend original warranty period under any circumstances.
Work done by us in compliance with warranty provisions of this agreement doesn't extend
the period of the warranty.
5) Starfuture Construction Pvt Ltd shall deliver to owner all warranties provided by vendors
and manufacturers of materials and equipment used to complete the project. We shall have
no obligation under warranties provided by others except to vender for any assistance that
owner may require in enforcing the terms of those warranties.
6) Except as provided in this agreement, and to the extent permitted by law, we disclaim all
warranties, whether express or implied, whether of fitness for purpose, merchantability,
habitability or workman like completion.
7) To make a warranty claim under this agreement, owner must send a clear and specific
written complaint to us at the following address with 30 calendar days of discovering
defects, unless otherwise specified in the list of items covered under this warranty with all
the documents provide by us (Warranty Slips, Estimate etc.). We shall make repairs,
replacements and corrections promptly and at no expense to owner.
8) If the customer or customers modifies work performed by us in any way, warranty is void.
9) Starfuture Construction excludes certain repairs from its warranty. Items excluded but not
limited to: Roof repairs/ Leaks, Gutter guards, Leaky faucets/ Toilets (unless unit is

replaced), blocked plumbing, Caulking, Grouting and Electrical troubleshooting. Any
selection relative to Colour, Type, Texture and Style are sole responsibility of customer.
10) It is based on our evaluation and doesn't include materials and/ or additional lab or which
may be required for any unforeseen problems that may arise after the work has started. All
changes to original contract, whether due to additional work or due to concealed damages,
must be made in writing, dated and signed by customer.
Payment Terms
1) Payments terms are linked to progress of construction, evenly spread in four to five
installment across construction period.
2) Price list & payment plan can be customised with notice at sole discretion of the Starfuture
Construction.
3) DD/ Cheque should be made in favour of “STARFUTURE Construction Pvt. Ltd."
4) GST as applicable (i.e. according to Government of India)
5) In any case 20 % of the total project value will be charged extra due to cancellation of the
agreement or Non- Payment of timely payment.
6) Warranty can be claimed when the contract's (Construction/ Services) full payment will be
(contract date) done.
7) Permits (property Papers, Construction Permit or Building Permit, Electricity and Water
Connection Papers) and utility flagging (electricity Supply and Water Supply) are sole
responsibility of the customer. All claims must be accompanied by contract. If any disputes (Non-
Payment, Construction on Questionable Land) by customer arise and are not resolved, it is
agreed to use binding arbitration to resolve any disputes between parties. All disputes are
subjected to the jurisdiction of Lucknow Courts only.
8) The customer agrees to pay all Collection Fees/ Legal Fees/ Court Costs resulting from any
dispute between the parties regarding this contract. Signature on contract indicates customer
has inspected and accepted quality and completion of all work performed under contract.
Surcharge will be assessed on all returned checks.

Warranty Cover
1) Wires will be changed if damaged (except due to overload), MCBs/ ELCBs will be
replaced in case these are malfunctioning.
2) Construction defects like leakages for all five years.
3) Bathroom taps, flush valves and sanitary ware will be rectified where dripping, subject
to parameters of normal wear and tear.
4) Plumbing Leakages caused owing to incidental construction faults will be rectified.
5) Door Handles that are not operating properly will be rectified or replaced.
6) Termite attack on door frames/ doors.
7) Bearings will be replaced in case of problems in sliding aluminum windows within of
possession.
8) Warranties as offered by a material/ fitting manufacturing company shall be back to
back transferred in customer’s name.
Note: Normal wear and tear due to usage is excluded from Home warranty.
Exclusions from Warranty
The warranty provided by this contract does not cover any of the following items or
conditions:
9) Damages to personal property or bodily injuries, damages or losses that result from soil
movement that is covered by Insurance or that is compensated for by legislation.
10) Insect damage
11) Damage or losses that result from overloading of any floor, wall, ceiling, or roof beyond
the design capacity.
12) Damages caused or made worse by:
a) Changes, additions, deletions, or any other alterations made to any part of the
structure by anyone other than SF Construction Pvt Ltd after the warranty terms
begin.
b) Loss that results from failure of Owner to take timely action to mitigate or minimize
damage.
c) We have no liability for incidental or consequential damages from breach of any
warranty provided by this agreement in so far as the loss claimed is covered by
insurance of owner or for which owner have a right of recovery from any other party.

Claims
If we claim that any instruction, drawing, act or omission of Owner or any representative of
owner, or any agency of government, increases costs to us, requires extra time or changes
the scope of work, we shall have the right assert a claim for such costs or time.
