We have used early start agreements with general contractors to ensure we receive our long lead materials on time. Making sure you get your materials on time is just another aspect of building in today’s marketplace. It adds another item on the project managers to track when you need the material and the date the material must be ordered. The project managers can’t count on others to be responsible for materials, every manager on a project must be responsible for checking and double checking the material ordering and tracking.

Have a designated logistics person or Team inplace to track all materials on order and in transit. Make sure real estate is available at the project site for material storage. The logistic team in place can also coordinate both transporting + kitting and staging of materials delivered on to project site.

To have an effective planning inplace before procurement and logistics supply chain take place. Effective planning involves sourcing of materials from different suppliers and order when stock is available. In doing so to meet shipping schedule.

For larger mechanical equipment on construction projects, we employed a strategy to deliver the larger units to our crane yard to be “off loaded” on a flatbed, while smaller units were delivered to our fabrication shop for “off loading” & storage until the day of our lift date. This strategy minimized our extra costs for handling the equipment twice, but allowed us to control all facets of the project because the equipment was in our possession. This plan allowed us to coordinate the installation with confidence to eliminate any potential of lift date surprises. We made sure to get our client, subcontractors, crane operator & employees on the “same page” to orchestrate a lift plan & installation that was agreed upon by all parties.

From construction during DED communicate with the project control team to inform procurement about RAS Date Construction, Request Arrived Site date to procurement and make sure with logistics team for area laydown with plan priority, With this communication, the construction team can ensure that the work front is ready. There are 4 items in the work front. 1. Area work 2. Tools/Equipment 3. Manpower 4. Material If these 4 items are there, construction work will proceed according to plan.

Esta boa gestão evita que o pessoal que trabalha numa obra esteja parado porque não têm material para trabalhar. Muito importante nesta gestão é garantir prazos de entrega das casas quando as vendas são feitas ainda durante a construção.
