EXTRAJUDICIAL SETTLEMENT OF THE ESTATE OF THE LATE

ANGEL RAGASA with CONSOLIDATION OF TITLES and


WAIVER OF RIGHTS
KNOW ALL MEN BY THESE PRESENTS:

This Settlement made and entered into by:

PATRIA B. RAGASA, widow of late Angel Ragasa, CARLOS


LORENZO R. PASCUA, single, MICHAEL SHANE B. RAGASA,
single, and ERWIN RUSS B. RAGASA married to Carmen
Ragasa, all of legal ages, all Filipino citizens, residents of 2474
Valerio St., Pasay City herein referred to as HEIRS;

WITNESSETH;

That, the above parties are the surviving and legitimate heirs of ANGEL
RAGASA who died on July 29, 1999 at Pasay City, Philippines.

That, the above-mentioned deceased person at the time of his death, left
unsettled parcel of land covered by Transfer Certificate of Title No. 10965 and 10029
issued by the Registry of Deeds for Pasay which is more particularly described as
follows, to wit:

A PARCEL OF LAND (Lot 1of the consolidation


subdivision plan (LRO) Pcs-1582, being a portion of the
consolidation of Lots 278-A, Psd-15398 and 2780-C-1,
(LRC)Psd-1531, LRC (GLRO) Cad. Rec. No. 1357),
situated in the District of San Roque, Pasay City, Island
of Luzon. Bounded on the NE., points 4 to 1 by Lot
2780 B, Psd-41398; on the SE., points 1 to 2 by Lot 2;
on the SW., points 2 to 3 by Lot 4, both of the
consolidation-subdivision plan; and on the NE., points
3 to 4 by Callejon 3.00 m. wide. Beginning at a point
marked 1 on plan being S. 13 deg. 30E., 380.28 m.
from MBM 2 Pasay Cadastre; thence S. 79 deg. 46W.,
14.47 m. to point 2; thence N. 8 deg. 32W., 1.00 m. to
point 3; thence N. 79 deg. 46E., 14.47 m. to point 4;
thence S. 8 deg32E., 1.00 m. to the point of
beginning; containing an area of FOURTEEN SQUARE
METERS AND FORTY EIGHT SQUARE
DECIMETERS(14.48), more or less.

A PARCEL OF LAND (Lot 2 of the consolidation


subdivision plan (LRC) Pcs-1582, being a portion of the
consolidation of Lots 2780-A, Psd-41398 and 2780-C-
1, (LRC)Psd-1531, LRC (GLRO) Cad. Rec. No. 1357),
situated in the District of San Roque, Pasay City, Island
of Luzon. Bounded on the NE., points 1 to 2 by Lot
2780 D, Psd-41398; on the SE.,and SW., points 2 to 3
AND 3 TO 4 by Lot 3 of the consolidation-subdivision
plan; and on the NW., points 4 to 1 by Lot 1 of the
consolidation subdivision plan. Beginning at a point
marked 1 on plan being S. 13 deg. 30E., 380.28 m.
from MBM 2 Pasay Cadastre; thence S. 8 deg. 32E.,
18.74 m. to point 2; thence S. 79 deg. 17W., 14.09 m.
to point 3; thence N. 11 deg. 01N., 8.85 m. to point
4; thence N. 79 deg. 46E., 16.47 m. to the point of
beginning; containing an area of ONE HUNDRED
TWENTY FIVE SQUARE METERS AND FIFTY TWO
SQUARE DECIMETERS (125.52), more or less.

That, to the best knowledge and information of the parties hereto, the said
deceased person left no debts;

That the parties herein being the heirs of the said deceased person, and
taking advantage of the provision of Sec. 1 Rule 74, Subject to Sec. 4 of the Rules of
Court by this present, hereby equally adjudicate themselves over the above-
described parcel of land with all the improvements thereon;

That Patria Ragasa, hereby equally waive all her rights and possession on the
above-described property to Carlos Lorenzo R. Pascua, her grandson, Michael Shane
B. Ragasa and Erwin Russ B. Ragasa;

That, this Extrajudicial Settlement had been published once a week, for three
(3) consecutive weeks in a newspaper of general circulation.

IN WITNESS WHEREOF, the parties have hereunto set their hands this
