Deed of Real Estate Mortgage
This Deed of Real Estate Mortgage made and executed by and between:
EUGIENE ZAMORA SALOM, of legal age, Filipino, and with residence and postal
address at Pasilyo 10 M.H. Del Pilar st. Brgy. 4, Calamba, Laguna, hereinafter reffered to as the
MORTGAGOR;
MARK GABRIEL A. LEDESMA, of legal age, married, Filipino, and with residence
and postal address at No.11 Osmeña St. Merville, Paranaque City, hereinafter to as the
MORTGAGEE.
WITNESSETH:
That the MORTGAGORS is the registered owner of a parcel of land with improvement,
covered by Transfer Certificate of Title No. 244267 with an area of Three Hundred Thirty
(330) Square Meters, located at Bucal, Southlake subdivision, Calamba, Laguna, more
partitcularly described as follows:

That, the MORTGAGORS has requested for and was granted financial assistance by
the MORTGAGEE in the amount of ___________________________________________
Philippine Currency, payable within a period of three (3) months with ( %) interest per month.
That the MORTGAGORS is required to execute a good and valid estate mortgager in
favor of the MORTGAGEE over the PROPERTY described hereunder together with existing
improvements as well as and future that may be introduce thereon.
2. The MORTGAGOR shall discharge on time all taxes and assessments levied or
assessed on the mortgaged property. Should the MORTGAGOR fail to pay such
taxes and/or assessment, the MORTGAGEE may pay the same any sums advanced
by the MORTGAGEE for such taxes and/or assessments shall be promptly
reimbursed by the mortgagor upon demand with interest thereon at the rate of
THREE (3%) per month and until so reimbursed , such sums shall be secured by the
lien hereby constituted on the mortgaged property or otherwise shall form part of the
obligations of the MORTGAGOR to the MORTGAGEE;
3. In the event of default by the MORTGAGOR to comply with his obligations under
the note and this deed, the MORTGAGEE shall have the right or full authority to
foreclose this mortgage, judicially or extra-judicially as authorized under Act 3135, as
amended;
6. All moneys release by the MORTGAGEE in the exercise of its rights, powers and
remedies herein shall be applied as follows:
7. If at any time, the MORTGAGOR shall fail to pay the interest for THREE (3)
months either CONSECUTIVE, declare this mortgage, payable and defaulted, the
MORTGAGEE may immediately foreclose this mortgage judicially or extra-
judicially under Act No. 3135 amended:
8. It is the principal of this mortgage that upon faithful compliance of all the obligations
in accordance with the terms of the Note and this mortgage, this mortgage shall ipso
facto become null and void otherwise it shall remain in full force and effect and shall
enforceable in the manner provided by law and by this mortgage;
