DESCRIPTIVE ESTIMATE

GENERAL
This building covers a total surface area 561m2 following the plans presented in this
document. The materials for construction are blocks made of cement CPJ 345. The structure
deposition of the building is made up of load bearing walls and vertical columns, ground beams,
suspended beams, roof beam, rid beams, and lintel in reinforced concrete as indicated on the
plan. The roof trusses will be of well-treated hardwood timber members and roof covering of
corrugated aluminum roofing sheet or otherwise. The ceiling will be of timber noggins and 4mm
plywood.

SITE LEVELLING AND EXCAVANTION


This section of the project consist mostly of
Excavation of foundation (strip foundation) trenches column bases
Filling of foundation, with literate or hardcore filling of good quality
Placing of cable, construction of septic tank of appropriate dimension, soak-away pit and
inspection chambers
• FOUNDATION
The foundation shall include
10cm concrete blinding of 150kg/m3
Reinforced concrete of 350kg/m3 for column bases
20*20*40cm foundation blocks filled with concrete 250kg/m3
• BLOCK WORK, PLASTTERING, AND GROUND FLOOR
The block work shall be made up of
15*20*40cm block work for load bearing walls and external walls
15*20*40cm block work for minor partition walls
The walls will be framed horizontally and vertically by lintels great beams suspended beam,
rib beam, roof beam and column of reinforced concrete 350kg/m3 respectively.
Plastering shall be of soft sand/cement mortar 250kg/m3
Floor screed shall be of sand cement mixture 275kg/m3
. ROOF: TIMBER TRUSS AND ROOF COVERING
The roof trusses shall be of well-treated timber hardwood. The construction shall
conform strictly to the roof plan
The placement of the corrugated aluminum roof sheets should be executed with security
of rainwater penetration in mind
The ceiling shall be made of 4mm ordinary or sappily plywood in rectangular sheets of
appropriate sizes that will be determined Aluminum sheet of 5/10E
VI) CARPENTRY AND IRONMONERY
This section includes timber and metal work
• TIMBER
All doors and windows frames shall be of good quality and seasoned timber. External
doors shall be made of metal panel doors while internals doors shutters shall be of
hardwood flush doors with oil paint. The wardrobes shall be of good quality timber.
• METAL
All the windows shall have metal protectors. The design shall be determined by the
Architect or the client at the execution stage.
Windows frames shall carry aluminum glaze panel frames or otherwise and doors will
carry good quality locks, vachette or similar
• CONCRETE
All the verandas shall be protected with concrete balustrades or otherwise. The type and
design shall be determined by the Architect and the client
VII. FINISHES
All the toilet, kitchen, veranda and corridors floors shall be finished with 5x5cm mosaic
floor tiles.
All other areas, living rooms, bed room, floors shall be finished with ceramic tiles of
30x30cm
White ceramic wall tiles of 20x30cm shall be used in the toilets and kitchen walls at a
height of 180cm.
VIII. PLUNMBING AND DRAINAGE
This involves the construction of septic tanks, soak-away pits and inspection chambers of
appropriate dimensions
Installation of sanitary appliances shall be selected with the Architect and the client
during the execution of the project
Drainage of waste and fowl water shall be done with PVC pipes appropriate diameters
i.e. Q63 and Q100 or Q110 respectively cold and hot water supply shall be done with
galvanized iron pipes of appropriate diameters.
IX. ELECTRICITY
This involves.
• Installation of distribution boards and general conditions for power sockets, lighting
points, switches, and telephones sockets.
• Installation of telephone sockets, security lighting and bell/ push button switch for
the bell operated at the entrance into the compound (gatehouse)
• All the installation shall be done with PVC conduit pipes of Q13or Q11 following the
electrical plans and the regulations in force especially concerning security.
X PAINTING AND GLASS WORK
All walls not tiled shall receive a prime coat of white wash before any paint is applied
• Pantex 800 or similar for all internal walls and ceiling
• Pantex 1300 or similar for all external walls and ceiling overhang or any similar paint
of good quality.
• Good quality vanish shall be applied on all timber panel doors.
• Oil paint shall be applied for all plywood flush doors, window frames and protectors
kitchen and toilet walls above 180cm and timbre fascia boards.
All the windows will be of aluminums glass panel of appropriate dimensions or
otherwise as on the Architectural plans presented.
